Virgen del Carmen Parade 2017

If you are in Marbella this week then Sunday 16th July be sure not to miss the Virgen del Carmen parade.  The Virgen del Carmen is the protector of all fishermen and seamen.  There will be a parade leading to the port when the statue of the Virgen del Carmen will be taken out onto a boat and taken around the harbor.   People will say prayers for all the people at sea to be safe and there are even some that will not swim in the sea until after this day when they feel protected.  

  The procession will start at 6pm on Sunday 16th July from The Casa Hermandad (Street/Calle José Manuel Vallés).  It will make its way down to the beach where there will be wreaths and 7pm they will go from the fisherman's port in Marbella to Puerto Banus.  There will be many boats in the sea with banners and flowers and they will be sounding their horns.  At 9pm they will make their way to take the Virgin del Carmen back to the temple.

San Juan

In case you missed it (hopefully you didn't because then you would have missed out) last night was Noche de San Juan.  Where all the South Spain Properties team went on the beach for a fun filled night.  In case you hadn't heard, Mahiki Beach Club has opened up directly in front of our office.  If you have been to Mayfair, London Mahiki is a top celebrity hangout.  La Sala group has worked hard to expand to Marbella.  So if you are lucky and manage to get a reservation here, you may find yourself rubbing shoulders with one of your favourite celebrities.

Anyway back to last night. San Juan night was as warm as ever with all the fire on the beach! San Juan night is one of the most important Spanish celebrations, with people getting together and jumping over the fires, celebrating summer.   In ancient times it was believed that when the sun turned in summer that evil spirits would roam the earth freely, the fires are said to protect you.  San Juan marks the beginning of summer and on that note we wish you all a happy summer this year wherever you are. For us in Marbella last night was great fun with weather being around 30 degrees on the beach at night when the celebration started. Beaches and promenade was packed with people some dressed up and some dressed for the beach and swimming. You may ask why? Swimming at night? Yes at midnight in San Juan it's a custom to swim in the sea and wash the badness away. The promenade of marbella including new beach club Mahiki beach was great with live music and entertainment with people dancing with fire.  At midnight lots of people came out from the beach club, lit lanterns and sent them off in the sea to make a wish.  There was also similar shows and dances in Soleo, beach club of Hotel El Fuerte, and Amare beach club in front of hotel Amare (used to be called Miramar.)

Catching up with friends and family on the beach, drinking, eating, swimming, dancing, live music, sending lanterns to the sea, that was all happening last night in marbella. Summer is back in Marbella and with some of the best beaches, clubs, golf courses, restaurants and great people around here we are set not just for another wonderful summer but the rest of the year too.

We didn't take too many photos as we were busy having fun, but here is a collage of the dancers with fire. Sorry it's not too clear, maybe one too many cocktails 🍹☺️

Choosing Income Producing Assets

If you are choosing a house purely to rent out and make money out of, here are some tips to help you choose the right property.

The most important thing to look at is your location and thinking about what type of tenants you are looking for:

If you are hoping to make money purely from tourists then perhaps you want to be close to the beach and walking distance to nice restaurants and bars. Are you looking to be near the golf course to attract golf players coming on their golfing holidays.

If you are wanting year round tenants then if you want to rent to a family you should look that schools are nearby.  Look at what amenities are nearby, is there shops, bus routes and parks?  What do you have than will attract people to want to live in your home?

The main thing perhaps you want to know is how much money you can make so look at what other rentals in the area are going for, does your realtor know how much money you can expect to make?

Be sure to take into consideration taxes and what tax you will need to pay for making money on renting your house.

Can you afford to get by if the property is not on rent?  Remember no property will guarantee 100% occupied all year so you will have to be sure you will be OK during the months it is sat empty.  Are their times you will want to use it yourself?

The main thing is you will want to be financially stable yourself before starting buying more properties, you want something to bring you some nice extra cash rather than something to try and desperately make money.

Spain´s Golden Visa and Why Pick Marbella

Good Deal or Bad Investment?

  When buying a property for a discounted price you should first think is it a good deal or just a bad investment.

If you want to know the difference between the two then read on.

Although something may be cheap, perhaps there is a reason for this.  Maybe the current owners know it is difficult to sell and has reduced the price to make it attractive for someone to snap up.   However, if this person is you, will you be able to sell it later on for a profit or will you have to sell it reduced as well?  Look at the area, are you hoping to rent out your property?  If it is a run down area you will not be making much money as you will have to rent it cheap.  Also if it is not a great area perhaps you will have to rent to people who you wouldn´t really like living in your home, maybe they will return you a lot of damage at the end.  How do you access the place?  Easy to get to by road or bus or do you have to drive down a dirt track to get to it?  These are all things to consider when buying at a lower price, perhaps it is not a good reason it is so cheap.

However, sometimes you may find yourself getting hold of a great deal. What should you look out for?  Perhaps there is not much in the area now but you see things being built meaning it is up and coming and in the future when it is finished you could make a big profit on your home.  It is from a builder who only has a few units left and is wanting to get out and move onto something else so they are happy to give you a discount.  It could be in a lovely area but the inside is in a real state, some TLC to get it up to date and it will be worth as much as the others in the area.  Maybe the owner has some personal problems and really needs to sell fast and is happy to give discount.  Or it could be as simple as your Estate Agent is a good negotiator!!
