A lot of people look at a property and want to add value so they can sell it for a better profit later on. Here are a few tips to add value to your property to maximize your sale.
If you have a lot of square footage with many bedrooms then separate a wall so you have one large master bedroom. People tend to not like small bedrooms and majority of people ask for 2 bedroom. So if you have a 3 or more small bedroom apartment then by making one large master people will be more interested to buy.
Also look at your space. Maybe you have another room that doesn´t really get used that you could use for that big bedroom. Also some older buildings have ridiculous spaced out living rooms. Although you don´t want to lose too much space in your living room there may be enough to add an extra bedroom there.
If you have a wash room then you may want to renew it. Make sure it has a clean looking washing machine/dryer all built into cabinets and smooth surfaces. Everything with a clean finish and freshly painted. Although you may think well I only wash my clothes in there people really appreciate modern equipment and clean looking areas. Although buyers may say oh I can imagine what it will look like this way or that way, generally they cannot and if they see your wash room or any other area over used and dirty it will put them off and make your property look like it is worth less.
If you have a half bathroom with some extra room then it is worth measuring it and seeing if you can fit a stand up shower in there comfortably. Full bathrooms add more value than half bathrooms. A half bathroom may add 15% value to your property where a full bathroom can add 24%.
Also if your master bedroom is en suite with only a shower. It is well worth your while to add a bath. Remember only if you can fit it, it will not look good if everything is squished together.
Nothing sells a house like a kitchen. If you have a small kitchen have a look into making it open by taking out the wall to the living area or just add a good sized rectangle to the wall, you could add a bar top if you like. Again make sure it is clean looking, get rid of any clutter and keep the sides empty and clean.
When it comes to your balcony or outside area get rid of any dead flowers and add some new colourful ones. Do not overcrowd it, people like a nice area to sit in but not a jungle. Paint anything that could do with a new fresh look and again a good clean will really help. Get rid of any broken chairs and tables and invest in some new ones. Clean windows and shutters. Replace any broken awnings or clean dirty ones.
When it comes to your storage room or any other area you use for storage. Most people may not even look at it, however, some will want to see it to see what they can store and how much. It would be wise to give these areas a good clean out and get rid of anything you do not need. Also look at putting up shelving and making everything really organised and easy to get to. This will make the storage area look bigger and make the buyer feel like there is plenty of room to fit their stuff.
These are just some of the things you can do to add value to your property, of course there are many things you can do, some more simple and some more drastic. If you don´t want to do much then just give it a general clean up and remove any clutter. Another thing to remember when people are viewing your property is to not have too many personal items lying around.
