A look back at one of our Golden Mile listings and what it tells us about Marbella's property market
Sometimes, the best way to understand how much a property market has changed is to look at what was available a few years ago.
Recently, we came across one of our old South Spain Properties posts from 2021.
The property was a 3-bedroom penthouse on Marbella's Golden Mile, advertised at:
€1,550,000
At the time, of course, €1.55 million was a significant investment. For many buyers, it would have felt like a substantial amount of money to spend on a Marbella property.
But looking at the market today tells a very different story.
A comparable 3-bedroom penthouse in a similarly desirable part of the Golden Mile could now be around €3,100,000.
That's roughly double the 2021 asking price.
The same market — a very different price
It's easy to look back at an old property listing and think:
"If only I had bought it then."
But that's rarely how property decisions work.
In 2021, nobody could know exactly what Marbella's property market would look like five years later. Buyers still had to consider whether the property represented good value, whether they were comfortable with the price and whether Marbella was the right place for them.
And €1.55 million may have seemed expensive at the time.
Today, however, that figure looks very different.
If a similar property is now worth around €3.1 million, the difference is approximately:
€1.55 million.
That's not a small increase. It´s double!!
So, what happened?
Marbella has continued to attract strong international demand, particularly at the luxury end of the market.
The Golden Mile is also a very specific type of location.
There is only a limited amount of prime real estate between Marbella town and Puerto Banús, and the combination of beachfront, established residential communities, restaurants, hotels, amenities and proximity to the centre of Marbella makes the area particularly desirable.
At the same time, buyers looking for high-quality properties in prime locations have increasingly been prepared to pay a premium for the right home.
This has helped push prices higher.
And while new developments continue to appear, the amount of prime, established property in the best locations is naturally limited.
Would you have bought it in 2021?
This is perhaps the most interesting question.
Imagine seeing this property in 2021.
The price is €1,550,000.
You might have thought:
"That's a lot of money for a penthouse."
Perhaps you decided to wait.
Perhaps you thought prices might come down.
Perhaps you simply weren't ready to buy.
Fast forward to today and you might be looking at a similar property at approximately €3.1 million.
Suddenly, that €1.55 million asking price doesn't seem quite so expensive.
Of course, this is only one example.
Not every Marbella property has doubled in value.
Property performance depends on numerous factors, including the exact location, development, quality, views, condition, amenities, supply and demand and, importantly, the price paid in the first place.
Past performance is also never a guarantee of future returns.
But this example does demonstrate something important about buying property in Marbella:
Sometimes the question isn't simply "Is it expensive?"
It is also:
"What could this property look like in five or ten years?"
The danger of always waiting for the "perfect" price
One of the most common challenges for property buyers is trying to time the market perfectly.
Buyers wait for prices to fall.
Then prices don't fall.
They wait another year.
Prices rise again.
Eventually, the property they could have bought for €1.55 million is no longer available — and a comparable property costs significantly more.
That doesn't mean buyers should rush into a purchase simply because prices are rising.
Quite the opposite.
It means that the property itself matters.
Buying the right property in the right location at a sensible price can be much more important than trying to predict exactly what the market will do next year.
What does this mean for buyers today?
Looking at an old listing like this one is fascinating, but the more useful question is what today's buyers should take from it.
Marbella isn't the same market it was in 2021.
Prices are higher.
The best properties can be considerably more expensive.
And buyers need to be much more selective about what represents genuine value.
That doesn't necessarily mean looking for the cheapest property.
In a market like Marbella, value and price aren't always the same thing.
A property with a prime location, exceptional views, strong rental appeal, good construction quality and limited competition may justify a higher price than a cheaper property elsewhere.
The challenge is identifying those differences.
The Marbella property market keeps moving
Our old 2021 listing is a good reminder of just how quickly a property market can change.
In 2021:
3-bedroom Golden Mile penthouse — €1,550,000
Today:
Comparable property — approximately €3,100,000
Would the original property have been a good investment?
Looking back, it's tempting to say yes.
But perhaps the more important lesson is this:
You rarely know which properties will look like bargains until several years have passed.
That's why, when buying in Marbella, it's important to look beyond today's price tag and consider the property's location, quality, scarcity and long-term appeal.
Because today's "expensive" property could look very different when you're looking back at it in 2031.
