Is It The Right Time To Buy?

image002 Is this the right time to buy or is it almost getting late to snap up last bargains on the market? ***Price of Used Housing Rose by 0.7% in July (source , Kyero stats)*** ***Sales volume increasing ;The volume of residential sales in the Marbella area increased in 2012 a significant 21.11% over 2011 sales (source: www.fomento.gob.es)***  Why Marbella property market is already recovering!   1.     Marbella market has local, spanish and also a huge international Market from UK, Sweden, Germany , Belgium, France, Norway, US, Canada … (more than 120 nationalities)

2.     Sheik Al-Thani Group paid his 1.8 Million Euros fine for delay and planning to start the 400 Million Euros project for building the Marbella Luxury port next year.  New Marbella port will have huge 5 star hotels, will hold 1220 yachts, and also cruise liners and will boost the economy of the area massively.  http://southspainproperties.com/blog/ 3.     Marbella has a micro-climate with enviable weather all year round (Lowest temperatures 11 degree), much better climate than neighboring places on the coast, warmer in winter and cooler in summer sometimes by 7 degrees!

4.     An unprecedented presence of investors in Marbella market who have bought a lot of interesting properties at these low prices never seen before (to our own experience a lot of investors who had no intention of living here in Marbella they only bought these properties for investments as they saw the prices of some units too good to miss , in some cases near the Cost to Build and some bought so many units.  This helped the market to bottom out unlike some other areas of spain. 5.     New constructions starting in Marbella selling quickly , with builders having only a show house on site of the plot with catalogues of  artistic impressions of what the apartments will look like when complete, they sold so quick showing the builders and buyers have a strong faith in the Marbella property market. 6.     Some owners have already put their prices up seeing the market moving. 7.     Some owners also have withdrawn from market waiting for the big increases in price. 8.     More and more celebs travel to Marbella to name a few Eva Longoria, The only way is Essex , Naomi campbel, Claudia Schiffers, and not to mention the huge star George Clooney who bought a villa here in Marbella with encouragement of close friend Antonio Banderas who lives here in Marbella with his wife Melani Griffith and their daughter. 9.     Finding properties of high quality in great locations at high reductions is becoming more and more difficult.  As an example this time last year in a luxury complex in golf front we had around 45 units of 2 bed apartments with 40% reduction, in the same complex now there is only 3 units available. 10.  Some developers reduced and adjusted their prices with current market between 2010 and 2013 and sold some of their units at much lower prices to help their cash flow.  Naturally and similar to what happened at the end of the last crisis they will put their prices back up again soon to make up for their losses! Summary: To us working on frontline of real estate in Marbella evidently property market is certainly on the way to recovery and we recommend you starting your research now.  Although in some undesirable areas market may still stay stagnant for some time, certainly this is not going to be the case in Marbella.  These last few months in 2013 could be the last opprtunity to buy yourself a property around Marbella at a price that you can afford, leave it for a bit longer and you may find the prices too high to afford.  Below you will find some of these last opportunities with the last units left with good reductions!  If you require any further assistance or wish to know more please contact us.
